OUR SERVICES

The marketing processes we will use for your property are as follows:

1:

Prior to the start of the promotion of your property:

a) We will conduct a Legal Assessment to verify that all the documentation for your property is in order and that there are no pending procedures that could hinder its free transfer. If so, we will promptly inform you of any situation.

b) We will conduct a Tax Analysis to verify the impact of the sale transaction and will promptly inform you of the approximate amount of income tax payable, or even whether you are eligible for exemption from this tax.

c) We will conduct a Commercial Analysis based on the current conditions of your property and the market situation related to the supply and demand of properties similar to yours in the area, to determine the optimal selling price for your property.

2:

During the Promotion stage, we commit to:

  • Publish advertisements in the main local print media (if applicable).
  • Display our renowned Macy Realty® For Sale sign.
  • Send emails and brochures targeted to specific clients or sectors.
  • Inform our client base.
  • List your property on all the MLSs to which we belong.
  • List your property on the international NAR (National Association of Realtors) website.
  • List your property on the national AMPI website.

3:

Prospect Service and Qualification: We will efficiently assist each person interested in your property and conduct a study to determine their needs and financial capabilities.

4:

Follow-up and Negotiations: We will follow up with qualified clients with professional assistance to obtain the best written purchase proposal from the client, which we will submit for their consideration.

5:

Handling the Details: Once the Purchase Proposal is approved, we will handle all the details of the transaction and draft the corresponding purchase agreement.

6:

Notarial Supervision: We will coordinate the notarial procedures, expediting the process to complete the signing of the corresponding deed within the established timeframe.

EXPENSES & FEES

EXPENSES

All expenses arising from the promotion and advertising of your property will be borne by us during the term of the Service Provision Agreement.

FEES

  • The commission earned by our office, Macy Realty, for professional services rendered in the case of a Property Sale will be the equivalent of 6% plus VAT (if an invoice is required), calculated on the closing price.
  • The commission earned by our Macy Realty office for professional services rendered in the case of Property Rentals will be 10% to 15% plus VAT (if an invoice is required), calculated on the total rent of the contract for your property.
  • In the case of Property Management (monthly supervision of timely rent payments, payment of third-party services, and property management in general), our fees will be based on a prior assessment of your property, tailored to your specific needs and depending on the type of property.
  • As Buyer Representatives, we are responsible for obtaining the property you need, making the best negotiation, and ensuring the veracity of the documents and the property’s condition. Our fees are 2% commission plus VAT (if an invoice is required) on the final price of the property.
